01

Roofing and construction.
Claim or no claim.

Most of what we write starts with a carrier, but not all of it. A roof is a roof and a build is a build, and both get scoped in the same software by the same people whether an adjuster is ever involved or not.

A finished dark standing seam metal roof in low afternoon light

Roofing

Priced to the system that is actually on the roof, not to whatever the price list reaches for first.

  • Standing seam and metal panel
  • Laminated and three tab shingle
  • Tile and slate
  • Flat and low slope
  • Ridge, hip and starter
  • Flashing and penetrations
  • Decking and underlayment
  • Gutters and downspouts

Construction

Ground up work, remodels and tenant improvements. No claim, no carrier, same estimate.

  • Ground up residential
  • Commercial builds and shells
  • Tenant improvements
  • Remodels and additions
  • Structure and framing
  • Mechanical, electrical, plumbing
  • Sitework and concrete
  • Finishes and millwork

Water, fire and hazmat.
Scoped per trade.

Mitigation and restoration files are where scopes come back thinnest, because most of the work is behind a wall by the time anyone looks at it. These are written per trade off the drying reports, the photographs and the protocol, not lumped into one allowance and left for you to argue about later.

A collapsed ceiling and water staining down an interior wall

Water

Mitigation and dry out documented from the readings, then everything the water took with it on the way through.

  • Air movers and dehumidifiers
  • Dry time and monitoring
  • Moisture mapping
  • Antimicrobial application
  • Demolition and disposal
  • Drywall, insulation and paint
  • Flooring, base and trim
  • Cabinetry
Charred wall studs and heavy soot staining in a fire damaged room

Fire and smoke

Cleaning, sealing and odour scoped separately from the rebuild, because carriers pay them separately.

  • Soot and smoke cleaning
  • Seal and encapsulate
  • Odour treatment
  • Debris removal and disposal
  • Framing and structure
  • Electrical and plumbing
  • Drywall and finish carpentry
  • Roof and exterior
Plastic containment sheeting with a zippered entry and an air scrubber ducted through it

Hazmat and containment

The protocol the job is legally held to, priced the way it is actually performed rather than guessed at.

  • Containment and negative air
  • Asbestos and lead protocols
  • PPE and OSHA requirements
  • Air clearance testing
  • Certified disposal
  • Specialised materials
  • Decontamination
  • Monitoring and documentation
03

Insurance
Supplement

The first estimate is written from what an adjuster could see on one visit. We read your photos and the carrier’s own scope, find what the repair actually takes, and submit it. If the answer is no, we write the rebuttal and go again.

Put us on it

Commonly missing from the first write

  • Code upgrades the jurisdiction requires
  • Ice and water barrier where code calls for it
  • Air movers and dry time
  • Ridge and off-ridge ventilation
  • Steep and two storey charges
  • Drywall replacement and paint
  • Manufacturer’s installation instructions
  • OSHA requirements
  • Permitting and disposal
  • Line item corrections and quantity errors

Nothing goes on that you did not repair or replace. That is the whole reason the file holds up.

Estimates

A trade specific scope priced against the material and the labour the job actually takes, documented and evidenced so it reads clearly to the person on the other end. Residential and commercial, interior and exterior.

Recoverable
Depreciation

The carrier pays the actual cash value first and holds the depreciation back until the work is done. Contractors do go back for it. What costs them is the follow up, and the invoice: request it against a scope that was read wrong and the carrier releases less than the file is owed. We write the invoice, so it matches what was approved.

Where the money sits on a claim

ACVpaid up front Depreciationwithheld until the job is finished

Replacement cost value

  1. 1 You finish the work and send us the completion photos
  2. 2 We build the invoice and file it with proof the deductible was paid
  3. 3 We chase the carrier until the depreciation is released

Three things,
and then it is ours.

The scope

Whatever the carrier has written so far, exactly as they sent it.

The photos

Your field photos. More is better. We will tell you if something is missing.

The paperwork

The declaration page, the claim number and anything the carrier has sent back.

No money upfront. No long-term contract. No risk.
